Sometimes you need a lot of space. You want everyone under the same sky - with room to spread out, gather together, but still be able to find a quiet corner when you need time alone.
Barton Court can be taken in its entirety. The Manor House, all four converted outbuildings, the barns and seven acres of private grounds. When you do, nothing else is happening on the estate. No other guests. No shared spaces. Just your people, in a place that is entirely your own for the duration.
The estate sleeps up to 40 guests across five buildings, each with its own character and its own front door. People can come together for meals and celebrations, then retreat to their own space at the end of the evening. No one has to be on top of anyone else - and no one has to organise everyone all the time.

Everything, all at once
The Manor House
The heart of the estate. Eleven bedrooms, each with its own bathroom, generous living rooms, a fully equipped kitchen, a dining room for up to 30, and two acres of private garden. Sleeps up to 26.
The Clock Tower
A bijou one-bedroom cottage for two - private, romantic, with its own enclosed garden and direct access to the walled garden. Perfect for the couple who want their own space within the wider gathering.
The Hayloft
A first-floor bolthole for two with far-reaching views of the Malvern Hills. Original beams, steep stone stairs, and a sense of being genuinely apart from everything. Sleeps 2.
The Loose Box
A characterful two-bedroom conversion with original period features and views of the hills. Ideal for a family or two couples wanting their own base. Sleeps 4–6.
The Coach House
A comfortable three-bedroom cottage with a private patio and a relaxed, sociable layout. Well suited to a family group or friends sharing. Sleeps 6.
The Barns
The Saw Mill and the Dutch Barn provide flexible space for the whole group to come together - for a celebration dinner, a gathering, a party or simply a very large shared lunch. With a catering kitchen, a sunny terrace with a stretch tent, and underfloor heating, they work in all weathers and all seasons.

A place made for special moments
Some of the gatherings we have hosted:
— A family reunion with four generations, spread across the estate, coming together each evening in the barn for dinner
— A milestone birthday where the guests of honour arrived to find everyone already there, the house decorated and supper waiting
— A group of old friends who hadn't all been in the same place for twenty years - they stayed for a long weekend and nobody wanted to leave
— A celebration of life, held in the gardens, followed by a private dinner for twenty in the Manor House

Practicalities
Simple by design
Whole-estate bookings are handled directly with Linda, who manages all arrangements personally. There are no third-party platforms and no hidden costs.
Exclusive use means exactly that. For the duration of your stay, no other guests are on the estate.
Catering is arranged through our network of trusted caterers - from award-winning set-menu dinners to relaxed grazing tables and buffets - structured around your agenda and your group. We are happy to discuss what will suit you best.
Minimum stay is typically two nights for full estate bookings, though this varies by season.
Dogs are welcome by arrangement across the estate.
Whole-estate dates get booked quickly, particularly for summer and bank holiday weekends. If you have a date in mind, it is worth getting in touch early.
